I performed a heating maintenance on a single gas furnace Ac unit I replaced the 20x25x1 filter I checked all electrical components and checked the temp rise and checked the heat exchangers and checked the gas pressures and checked and cleaned the flame sensor everything is in good working order at this time.
Performed maintenance on two furnaces Furnace in the attic changed 16 x 25 by one filter cleaned off flame sensor checked all electrical components for broken or loose connections checked capacitor checked amperage for fan motor everything is running normal at this time Furnace in the basement changed 12 x 25 by one filter cleaned off flame sensor checked all electrical components for broken or loose connections checked capacitor checked amperage for fan motor everything is running normal at this time
I performed a heating maintenance on three heat pump air handler units I replaced one 16x20x5 homeowner supplied filter and one 16x20x1 filter and the other 16x20x5 filter was still in good condition I checked all electrical components and checked the temp rises and checked the Freon levels and checked the capacitors everything is in good working order at this time.
I performed a heating maintenance on two heat pump air handler units I replaced one 16x20x1 filter and the 20x25x5 is still in good condition I checked all electrical components and checked the temp rises and checked and cleaned the drain lines and I checked the Freon levels and checked the capacitors and I checked the mini split I cleaned the filters and checked all electrical components I found that the outside unit was not coming on so I re set the control board and the unit is working I checked the Freon levels and checked all electrical components on n the outside unit everything is in good working order at this time.
Performed heating maintenance on 2 heat pump systems. Replaced both 20x20x1 filters. Cleared and treated condensate drain lines. Main level system located in basement has condensate removal pump. Condensate pump was treated with cleaner and tested for operation. Both systems are equipped with safety float switches to shut down equipment and prevent water damage. Both systems are operating properly and draining properly at this time. Inspected electrical connections and components both inside and outside. Both systems are operating in heating mode and thermostats were left set at 68° like the customer had them at the time of technician’s arrival. Customer is maintenance member and there is no additional charge for today’s visit.
Warranty- customer mentioned about a dirty sock smell. I checked refrigerant levels, inspected air handler and 20x20x1 filter. System at this time has no signs of organic growth however I can’t guarantee it will in the future. Dirty sock smell occurs when heat and cool mode is switched throughout the day. Filter, supply, and return plenums are clean. Smell didn’t return when I was on site. I made customer aware only solutions for a permanent fix to the odor is a UV light or a iwave. A evaporator coil cleaning will only be temporary. Pics uploaded. I also checked supply boot that had a wet stain. Boot is insulated we can’t tell where it would be sweating until summertime. Will be sending quotes to customer He is aware about memberships. Move in date June, 14 2022
Said one head was not blowing AC learned that all 3 heads must be on same heat or cool mode, it cannot do both simultaneously turned all 3 to cool and ac worked properly, under warranty no charge.
Warranty new construction <br> Pressure switch wiring in outdoor unit was touching copper capillary tubes overtime vibration and contact resulted in insulation being worn away until a light short developed. Repaired and relocated pressure switch wires system is heating.
