Performed inspection of single system on multi level home. Thermostat is located on mid/main level. Gas furnace and evaporator coil are located in the basement, with ductwork routing to all three levels. There is a manual Damper or Located on main ductwork near furnace that is routed to the top level/upstairs that is intended to be adjusted between heating and cooling operations to help try and balance the temperatures between the upstairs and main levels. At this time the 140 thousand BTU gas furnace is functioning/operating properly. Filter size is 16 x 25 x 1. However when the cooling operation was tested technician found that the system is low on refrigerant. 1999 year model system utilizes R22 refrigerant. Estimate 3 to possibly 5 pounds R22 alternative refrigerant, 407c would need to be added for the system to cool properly. Because the system is low on refrigerant that would indicate the system is leaking refrigerant. An estimate will be provided for a tune up and adding the 3
Completed 3 system ccm maintenance on 2 gas furnaces and one air handler heat pump, i checked all thermostat operations, changed all filters as well as date them. I pulled and cleaned flame sensors cleared pressure tubes, checked overall cleanliness of cabinets all 3 systems had operational uv lights in working order, checked blower cleanliness as well. Watched furnaces cycle getting inducer amps and blower amps. For air handler, I turned to emergency heat checked amps, checked blower amps checked the cleanliness of cabinet, outside I checked capacitor mfd, defrost mode and Freon in heating mode, systems are operating normally at this time. Warranty new installation Technician inspected sheet rock area around Can light and insulation and sheet rock from the attic side. No moisture is present. The physical appearance around the Canlite has changed as the material has dried and wrinkled. Systems are operating heat mode and there is no water present in any drain lines or emergency pans. No moisture located today. I believe it would be safe for sheet rock repair.
The disconnect was on the off position turned it around and pushed it back in and the system came on and is heating and working properly.
Performed maintenance on air handler changed 20 x 16 x 1 filter checked capacitor checked amperage on fan motor check the voltage on heat strips checked capacitor on outdoor heat pump everything seems to be running normal at this time
We lifted and put foam blocks underneath the system we also corrected the drain pan for it would not leak anymore, also had to put a piece of pvc on the pain to plug it. Under full parts and labor warranty pitcher is in service titan
The drain line was not glued, I glued the drain line and made sure that it would not come apart and drain water on the ceiling anymore. It was under full parts labor warranty
Performed 2 system heating maintenance. Replaced customer provided 16x25x4 media filter for upstairs system and 1-16x25x1 filter for main floor system. Both furnaces clean and operating properly.
Performed tune up on 1 natural gas system. Replaced 1-20x25x1 filter, should have a 20x25x6 filter installed. Cleaned outdoor condensing unit and added 1 lb of refrigerant to system.
