SmyrnaGA30082 33.8725-84.535I performed a once time maintenance on a gas furnace in the closet. I looked at all the low-voltage checked. The capacitor for motor amperage treated and blew out the drain line. I checked the charge the capacitor system is running and operating like it supposed to at this time.
Performed single system cooling maintenance. Replaced 14 x 25 x 1 filter. Cleared and treated condensate line and pump. Inspected electrical connections and components. Inspected refrigerant level. Washed outdoor condensing coil. System is cooling normally at this time.

Change filter. 16 x 25 x1 filter. Clean drains. Added drain tablets. Checked all electronic components. Cleaned outside condensers. He performing as it should.
Arrived and completed cooling inspection report on a zoned air handler/heat pump. I found the 20x20x1 filter very dirty and I had to leave it out for a proper inspection. This is the only issue I see to why the tenant said it’s not keeping up to set temperature. Systems is currently cooling with in specifications but due to age I highly recommend getting the property on a maintenance program with us. Tenant brought up two vents leaking when it rains. Both the hallway return and master closet supply upstairs. I noticed water drops on the top of the return duct in the attic and light commingling threw the rough penetration for the dryer vent. I recommend having roofer come to look into the potential roof leaks. There was not water in the emergency pan and no way currently for the system to cause those vent to drip water.
I performed a maintenance on a one system in the basement I looked at all the low-voltage check the blower motor and the capacitor filter size is 16 x 20x1. I checked the charge, the capacitor and washed outdoor system off the system is running and operating like it should be at this time.

Estimate only Customer had questions about humidity levels inside her home, as well as her crawlspace. The crawlspace is bare earth, no vapor barriers at all. And there is evidence that at times there is standing water. Recommended that the customer look into companies that install vapor barriers or perform crawlspace encapsulation. Also, the customer maintains a temperature of 76° in the home when she is there, but when she is not there, she turns the system off and at times the temperature can get rather warm, which does cause the humidity to rise. During today’s visit, indoor humidity was 70%. I believe we should provide an estimate for a whole house dehumidifier that can tie into the existing ductwork and operate, despite the systems temperature setting.
Maintenance performed on three systems. Cleared and treated condensate drain lines with chlorinated tablets. Replaced all three filters. Filters had not been replaced since August 2022. Upstairs 16 x 20 x 5 main level office 16 x 20 x 5 zoned living room and guest room 20 x 25 x 5. Systems are all operating normally. Also, customer reports that he has not been having issues with the main level zoned system. Unit is now able to operate without regularly throwing codes..
Checked damper operation for system and all dampers opening and closing properly. Extended drain line away from house so that it can be connected to drain system in future.
