Powder SpringsGA30127 33.8675-84.6775I performed a cooling maintenance on a single gas furnace Ac unit I replaced the 20x25x4 filter homeowner supplied I checked all electrical components and checked the temp drop and cleaned the drain line and I checked the Freon levels and checked the capacitor everything is in good working order at this time.
1 inch filter was pulled out of filter rack and sucked up in the coil. Suggested, adding UV light. Customer not interested at this time. customer change from a 1 inch to 5 inch filter 20 x 25 x 5.
Completed single system cooling maintenance. I replaced 1-20x25x1 filter,cleared drain line and checked all electrical components on the package unit. I cleaned the condenser coil and checked charge. System is currently cooling at manufacturers specifications.
Replaced bad blower capacitor 7.5mfd. Checked system operation and system performing properly.
1 system PM renewal- Checked operations of the air conditioning system. Replaced filter, checked amp drawls and capacitor outputs, checked delta T, cleared drain, checked refrigerant levels and cleaned outdoor condensing coil. System is operating properly at this time. 16x20x1
On arrival found blown capacitor in the outdoor unit. Replaced 50 x 7.5 capacitor. Started system checked amp draws. System is now operating normal.
Found system frozen solid inside and outside. System must thaw out before we can test the cooling side. Found 14x25x1 filter very dirty and water in emergency drain pan. This is the incorrect filter size. It must be a 12x25x1 of the filter door will not seal. 8” Supply collar is loose cause supply air to blow in the attic. Collar must be moved on the plenum,it is currently at the end of the plenum and causing poor air flow. the collar must be replaced with one correct for the plenum installed and moved to the side. We need to perform a cooling maintenance to clean the out door unit to check the charge on the system after the system thaws out. Outdoor unit has grass cutting stuck to it restricting air flow on the outdoor unit. We will need to clear the water out of the emergency drain pan. Mastic collars to plenum and correctly seal air leaks at furnace from improper installation. This will require two techs and 3-4 hours to repair. Reimbursement for diagnostic fee if repairs are appr
I replaced 12x25x1 filter and cleared water out of the emergency drain pan. I diagnosed unit frozen and filter very dirty. I have the disconnect for the outdoor unit in the off position so unit will thaw out. There is an estimate for multiple repairs to be made due to improper installation and a cooling maintenance to be done after unit thaws out. We need to clean the outdoor unit to be able to check the charge and to see why the unit froze up. Unit overflowed the emergency drain pan. There are no float switches at all on the system to shut the unit off and emergency drain pan does not drain outside. This is not safe and has caused water damages. Unit has a supply duct improperly placed/installed and causing major air flow issues. Also found unit improperly sealed and every connection on the unit. The unit is missing the proper duct sealer on every tape joint and and duct collars. Repairs will take two technicians and 3-4 hours. Customer wants to sign up to be a monthly maintenance
Change the 8 filters on the roof top systems
1 system CCM- Checked operations of the air conditioning system. System is operating properly at this time. 14x25x1, pics uploaded, need 6ft ladder Customer has 2 vents in bedroom but 1 is not used and was probably cut off when the house was remodeled at some point. Customer does have airflow throughout the house. I also replaced the shorted disconnect.
