Performed maintenance on two gas furnace with AC systems. Replaced both 16 x 25 x 1 filters. Cleared and treated condensate drain lines with fluorinated tablets. Unions added to drain lines for easy clearing/service. Inspected electrical connections and components of equipment. Cleaned outdoor condensing coils units had not been cleaned in a very long time. Both systems are 2005 year models, with R22 refrigerant. At this time, both systems are operating normally. Annual maintenance agreement for two systems is $261 yearly. Annual maintenance agreement/comfort club membership is a bit cheaper if monthly form is completed.
Diagnosed bad transformer for furnace control board. I jumped board to secondary transformer for testing. Diagnosed bad dual pole Contactor at outdoor unit. Futher diagnosed compressor has an open start winding and is failing to start. System is old and r22. Customer will be saving for system replacement asap.
Replaced upstairs media filter and check error codes on main floor thermostat. Diagnostic backed up condensation p trap triggered safe tee switch. Cleared p trap, cleared condensation tubing , treated condensation pump and p trap. Tested condensation pump multiple times and it is currently pumping and shutting off correctly. Cleared fault codes and system is currently operating correctly.

Performed 2 system cooling maintenance. Replaced downstairs system 20x20x1 but didn’t have one for upstairs system. Will need to return with 20x20x5 media filter for upstairs system. Customer already charged for filter, just needs to be installed. Both systems performing properly.
Repairs needed based on inspection report. Found indoor unit with two bad zone damper motors. Damper motor for downstairs is stuck open and upstairs is stuck closed. Found signs of condensation dripping from p trap on condensation line and it will need to be insulated. Found multiple points of air leakage around supply plenum and collars. Supply plenum and collars will need to be resealed with mastic to seal the connections. Completed - replaced and tested function of both zone dampers. Insulated Ptrap on condensation line that was sweating ad resealed air leaks on supply plenum.
Arrived and discussed issue with customer.I found signs of condensation dripping off of the p trap and it will need to be insulated. Diagnosed issue with the unit not cooling is two bad zone damper motors. House has a single system zoned air handler/ heat pump. Zone damper motor for downstairs is stuck open and downstairs zone damper motor is stuck close. I have pulled motor mounting screw loose to restore air to upstairs temporarily. Fist and second floor will not condition correctly to the thermostat until both zone damper motors are replaced. Also found multiple points of air leakage at supply plenum and collars. Supply plenum and collars will need to be resealed with mastic. Estimate will be presented for repairs. If approved the zone damper motors will have to be ordered in. This brand is not sold locally and will have to be order
The low voltage were came lose in the back of the thermostat so I put it back in to the Thermostat. In the system came on and started to heat and work like it’s supposed to.
Please see pictures. Found the outdoor fan motor to be locked up with burnt windings. I also found the evaporator coil to be extremely dirty. Due to the age of this system and its condition it is recommended to replace. We will not repair such an old and dirty system.
I performed a heating maintenance on two heat pump air handler I replaced both 20x20x5 filters I checked all electrical components and checked the temp rise and checked the Freon levels and checked the capacitors everything is in good working order at this time.
