Performed 1 system heat pump maintenance. Filter in good condition. One of the damper motor wires not plugged in all the way which was keeping upstairs damper open all the time. Fixed bad wire and dampers operating properly. System clean and operating properly.
Performed inspection on 1 90k btu natural gas furnace and 1 3.5 ton a/c system. Inspection of furnace, furnace is showing its age although furnace is operating normally and up to proper code. Inspection of air conditioning system, found that refrigerant levels are way below operating range indicating system has refrigerant leak. Performed electronic refrigerant leak search and found refrigerant leak in evaporator coil. Due to age of equipment that is using R22 refrigerant, highly recommend replacing cooling system. Will be sending email for evaporator coil replacement and for cooling system replacement.
Found loose connection at furnace control board.
I performed a cooling maintenance on a single gas furnace Ac unit I replaced the 16x25x1 filter I checked all electrical components and cleaned the drain line and I checked the Freon levels and checked the capacitor everything is in good working order at this time.
Completed one ccm maintenance on furnace heat pump, i checked thermostat operations changed the filter treated drain, checked blower amps, checked overall cleanliness of inside system, it was in a crawl space so it was considerably dusty, checked capacitor mfds fan motor amps, Freon levels and performed condenser wash. System operating normally at this time. Did remind customer system is getting old and is dirty would start considering changing it out.

Performed cooling maintenance on both systems.inspected electrical connections and components. Cleared drain lines and treated with tablets. Inspected outdoor unit operations and refrigerant levels. Washed outdoor condenser coils. Both systems are operating properly at this time.
Condensation is receiving 120v but not pumping. Either the switch to engage pump has gone bad or motor itself has gone bad. Pump will need to be replaced to get system cooling again.
