I performed a one system maintenance on a gas furnace, and a closet. I treated the drain line and blew it out. Check the blower motor amperage. I check the charge and the capacitor and I also washed the outdoor system. Mom change the filter 16 x 25 x 1 system was not running because of condensation pump being full and not being able to run out. Homeowner has a bad outlet
I performed and one system zone system I look over all the low voltage and the blower motor treated the drain line and charged the filter 16x20x1. I checked the charge and the compaster and washed the out door system off as well.
The damper for downstairs is stuck open and It will not allow it to close pulled it is the older stile damper so it will need to be replaced with a new 10 inch honeywell damper motor
Condenser capacitor was not functioning properly causing the compressor to not operate replaced with 45/5mfd capacitor
Condenser fan is currently not running do to a failed capacitor due to age and condition recommend replacement of contactor as well
Arrived and discussed issue with tenant. Found emergency drain pan at indoor unit full of water. Water came from unit freezing up due to low refrigerant charge. I spoke with customer and sent over estimates for repair options and discussed scheduling an appointment with our company advisor. Customer did not go with repairs at this time and wants comfort advisor to give estimate on system change out For this location. Cleaned water out of emergency drain pan and contacted office to schedule comfort advisor.
The wire for the compressor was bar and had to be stripped back and fix. I also installed a nest thermostat for the homeowner the system is running and cooling like it should be at this time
Completed- replaced 3/4” gas line from meter stub out across crawl space to appliance tee. Pressure tested system after repairs. Gas line passed pressure test. I removed pressure gauge and connected meter back.
Incomplete- replaced shut off and flex connector. Pressure tested system and found a second leak at the 3/4” stub three pipe. Where the pipe comes from the meter and goes into the house. We will need to return to cut out the rotted section, thread existing pipe and run a new pipe to the outside meter connection. Had to leave the key under the mat at the front door of the neighbors. They did not answer the door after multiple attempts
Performed Gas leak search. I borrowed keys from the neighbor to gain access to the property. Disconnected gas meter and installed gas pressure gauge. Found system instantly dropping pressure. Initially found furnaces was set to heat mode and trying to run. I turned furnace off and closed shut off for furnace. Pressurized the gas line again and began search for leak with leak bubbles. Inspected gas line in crawl space and gas line to water heater and furnace. No other gas line or gas appliance found. Found leak and gas ball valve for water heater. We will need to replace old ball valve and copper service line to the water heater. Service line is kinked on both ends restricting proper flow. Removed gas pressure gauge and reconnected gas meter. Gas meter is currently locked , pictures attached. Estimate for repairs will be emailed. Customer is not on site.
