No charge leak search is prepaid. Performed leak search searching for green UV dye that was installed with refrigerant on August 5, 2023. During today’s visit, I utilized UV light on both the indoor and outdoor portions of equipment with out success. Technician is not yet spotting the evidence of leakage. System is still cooling properly and performing well. This would suggest that potential leak is rather small.. Our office will schedule another return visit this time 3 to 4 weeks to resume fluorescent leak search.
Unit slightly low on refrigerant. Searched for leak with electronic leak detector and soap bubbles but was unable to pinpoint leak. Electronic detector reacting reliably near capillary tubes of condensing coil. So I do believe the leak is in the outdoor unit. I’m just not able to locate exactly where it is at. At this time, I’m going to recommend a fluorescent dye search. Where fluorescent dye and refrigerant is added to the system. System is then allowed to operate. After 2 to 3 weeks, we will return to complete fluorescent dye leak search. Of course, once the leak is located, we will then determine the next step to take.
Complete- replaced heat strips and tested function of the system. System is currently operating correctly and not running heat with ac.
Replace auxiliary heat kit with 5kw heat kit with breaker
Tenant reported ac not running inspected electrical component’s and found no power on bottom side of disconnect breaker inside of air handler. A temporary fix was performed to get system running. Auxiliary heat kit will need to be ordered. Will send estimates for parts and labor on 6/26/23. Once system was running refrigerant charge was checked and system is approximately 3 pounds low on refrigerant signaling a possible leak will need to add refrigerant for optimal cooling. Also auxiliary heat was disconnected do to a possible short in the auxiliary heat circuit causing them to be on when system is calling for cooling. Due to age condition and amount of mold present in air handler system replacement is recommended.
Arrived and discussed issues with tenant. Found indoor and outdoor unit both frozen. Turned outdoor unit off and proceeded to thaw unit. After getting unit on thawed found unit 2 pounds low on refrigerant and also found multiple ductwork restrictions. Added 2 pounds of 410 a Freon to get system cooling better and will be sending an estimate with ductwork repairs that need to happen. Found system is short on return. Docs and supplied ductwork for main floor is restricted by furnace Plenum. Currently have both zone dampers set to bypass air. System has 2-14” supply dampers but only 1-10”&1-12” return duct. The returns need to be increased for the correct cam for the unit size. Bypass damper must be added to correctly control the airflow due to the zone damper set up. System is currently cooling but will freeze up again until air flow restriction ps and bypass damper are corrected/installed
Performed 1 system cooling maintenance. Replaced 1-20x25x1 filter. System is clean and operating properly.
Repaired solder joint in Goodman heat pump, vacuumed system and added 7lbs of 410a refrigerant. System is now working properly. 16x20x1. Pics uploaded Home warranty payed $1,065.00 and customer payed his deductible of $100. I will be sending receipts to customer and home warranty company.
Upon arrival found system to be out of refrigerant which was causing heat pump to not run. Heat pump has refrigerant leak at solder joint for dedicated suction line. Will need to repair bad solder connection, vacuum system and charge system with 7lbs of R410a refrigerant.
Completed one ccm maintenance on gas furnace located in basement, i inspected gas and exhaust to make sure they were up to code checked drain, I did not change filter as customer did it a couple days before one was left with him I cleared pressure tube, I cleaned flame sensor, I fired unit up watched run flames were very loud I turned gas pressure down although no codes were shown, I watched unit cycle again got inducer motor and blower amps, system performing as it should at this time.
