Replaced shorted thermostat (reading wrong temperature) and routed drain to fall downhill. System is now working properly. Pics uploaded Didn’t charge for drain issues just in case previous tech accidentally bumped into it
Customer said air didn’t feel quite as warm as it should be upon further inspecting the furnace found multiple leaks around the coil where the furnace connects I address these issues by sealing them up with mastic tape The airflow should be a whole lot better now
30 amp Square D three phase breaker keeps tripping. System now has electric heat strips and not gas heat. Breaker needs to be up graded to a 60 amp Square D three phase breaker. Brandon has relayed this information to the property owner. And either schedule to do it or have an electrician take care of it.
I performed a heating maintenance on two gas furnaces Ac units I replaced one 14x25x1 and the other one is a 16x25x5 I did not replace that one it is still good I checked all electrical components and checked the temp rises and checked the heat exchangers on both units and I checked the gas pressures and I adjusted the gas pressures on the new unit and I checked and cleaned the flame sensors everything is in good working order at this time.
I performed a maintenance on two systems one is a package unit and the other one is a dual fuel. I checked the charge on both systems and look over all the low voltage and compaster on them. They are running and operating one filter is 16x25x5 20x25x5
Thermostat labor
Nest thermostat is shorted and not energizing the reversing valve in heating mode. Tenant did not want me to install one because he said he would go buy a smart thermostat for us to install. Pics and quotes uploaded.
Apartment number six around back to the left. Found short in nest thermostat base. Anytime wire inserted into the W2/auxiliary slot electric heat would operate even with actual thermostat not connected to base. Moved wire to the W1 slot and reconfigured thermostat to recognize W1 as the back up electric heat. Now system can be operated in heat or cool and will turn off when the system is supposed to turn off. Invoice for low-voltage repair has been emailed to customer.
The contactor inside the air handler was bad changed it out system is running and operating like it supposed to be.
Completed one ccm maintenance on dual fuel system i changed both 20x20x1 filters inspected gas and exhaust as well as drain lines I cleaned flame sensor cleared pressure tube checked capacitor mfd checked inducer motor amps and blower amps as well as overall cleanliness outside I checked capacitor mfd and true suction pressure everything was within specifications compressor side to capacitor was a little weak but told me her husband can change it
