I performed a maintenance on a one system, gas furnace in the crawlspace. I looked at all the low-voltage checked the blower motor amperage blew out and treated the drain line. I checked the charge, the capacitor and washed out door system off. The system is running and operating like it supposed to at this time.
Arrived and found blower motor not running on a cool call. Diagnosed bad blower motor. Installed new universal blower,mounting bracket and capacitor. I tested system function. Blower is operating correctly and system is currently cooling the house.
Customer reports system not cooling upon inspection found evaporator coil to be frozen due to a damaged blower motor drive belt also found one of the compressors had a psi reading of 0 added refrigerant to perform leak search and found leak at the internal connection for wiring plug attached to compressor compressor will not hold refrigerant can not replace compressor due to it being out of warranty system replacement is recommended email has been sent for comfort advisor to perform estimate on system replacement
Upon arrival no high voltage to condenser unit, tripped breaker because of loose wire connection. Reset breaker and condenser came on. Checked refrigerant levels and system has low suction pressures, customer isn’t aware of any filtration on the system. More than likely evaporator coil is clogged. Crawl space has fleas and the customer will be exterminating before it can be checked. Will call when crawl has been exterminated.
Install new Rheem 3 phase 5 ton a/c unit with matching Rheem 5 ton evaporator coil.
Upon arrival, customer explained that it would cool intermittently. After further inspection of system found that compressor for system is pulling higher amps than normal run amps. Unit is 28 years old and at the end of its life. Highly recommend replacing. Will be emailing estimates for replacement. System is 5 ton 3 phase cooling with 100k btu natural gas 80% furnace. Furnace is only 8 years old and operating normally. Pricing for replacement will have crane rental included.
Arrived and discussed issue with customer. Diagnosed bad condenser fan motor , outdoor disconnect is in the off position. Fan will run when it is cooled down but over heats,shuts off and will not restart. Condenser fan motor will need to be replaced and we need to finish cooling maintenance (clean out door unit and check charge). Estimate will be sent for the outdoor condenser fan motor.

No water in any of the 3 system’s safety pans. Customer must’ve been seeing the water that was soaked into insulation seeping back out into pan. Issue was resolved last visit with cleaning the buildup off of the evaporator coil for main floor system. Systems are working properly.
Evaporator coil for main floor system was clogged causing unit to freeze and fill up the safety pan. Cleaned evaporator coil and checked refrigerant, system operating properly.
