Made adjustments to refrigerant charge today and system is going to perform better however I feel that the TXV needs to be replaced. During replacement of TXV the dryer must also be changed. If the TXV is replaced in the dryer has any kind of restrictions the unit will not perform properly. Office will schedule return visit with customer for installation of new TXV and liquid line dryer. Return visit customer has labor warranty on upstairs system.
During today’s visit, found main floor system vinyl tubing drain line clogged, not allowing pump to pump out condensation water. This led to the system shutting down. I flushed the vinyl tubing out and monitored the pump as it pumped water out. The upstairs drain line was clogged as well. I was able to flush out that drain line as well. The upstairs system was slightly overcharged. Evacuated some refrigerant to get the sub cool back down to eight. Both systems are functioning normally after clearing drain lines and restoring proper refrigerant levels. There will be no charge for today’s visit, because the customer is a member and the lines should be treated and cleared during every maintenance visit. Also pressures should be checked during each cooling visit.
Replaced evaporator coil in main floor furnace unit. Vacuumed system and charged to specifications. The system operates normally after replacing the evaporator coil. Today’s repair is under full parts and labor warranty. The customer has opted to sign up for the monthly membership program at this time.

Main level indoor coil is leaking. I will be ordering coil from apex but until then they are cooling. 16x25x5 Patrick will be talking with customer about memberships
Checked upstairs system operation and system operating normally. Advised homeowner that the system design will only keep your home about 20 degrees cooler than outside. Advised him to look into getting insulation in attic to help.
System not coming on service call completed in Cumming Ga
Checked operations of unit and found no power due to Water in the drain because it was not supported and tripped the ss2 switch. I fixed the drain and the system is now operating properly at this time.
Maintenance/tune up completed in Cumming Ga
I performed a maintenance on three gas furnaces I replaced one 16x25x5 homeowner supplied filter and one 20x25x5 homeowner supplied filter and one 16x20x1 filter I checked all electrical components and checked temp drop on all units I found that on the basement unit it was very low on Freon the other units I checked the Freon and the capacitors everything is in good working order at this time on the upstairs and main level units but the basement unit is pretty much out of Freon and do to the age of the unit and it is an R22 unit I recommend replacing the the basement Ac unit.
