Customer CCM form today for two systems. Performed maintenance on two systems. Replaced both 16 x 20 by one filters. Please note that the main level can use a 16 x 20 x 5 customer would like for us to bring them. Cleared condensate drain lines. Inspected electrical connections and components. Inspected refrigerant levels. Cleaned outdoor condensing coils. Both systems are performing properly at this time.
CCM form completed for single system. Performed maintenance on single system. Replaced 16x25x1 filter. Added chlorinated tablets to the condensate pump to help prevent sludge growth. Inspected electrical connections and components both in furnace and outdoor unit. Inspected refrigerant levels. Used hose to clean up outdoor unit. System is cooling properly. As for the condensation on the ductwork. The condensate is being formed because the location of the furnace and ductwork has earth floors and has very high humidity. Photos have been taken and technician will speak to manager about potential resolutions. Solutions may include adding significantly more insulation to the portions of ductwork that have Y fittings and improved sealing and dehumidification of area under home.
I performed a heating maintenance on two gas furnaces Ac units I replaced both 16x25x4 filters I checked all electrical components and checked the temp rise and checked the burners and I adjusted the gas pressures everything is in good working order at this time.
Suite 120 has two systems. The newer Lenox system is operational and cooling. However the train system has no refrigerant. Power was turned off to the unit on the roof suggesting that someone was previously aware of the condition and turned the unit off to avoid other issues. Our office will provide estimates and or recommendations.

Breaker was tripped to outdoor unit for the system that cools the middle area thermostat in the corner of large room. Tested capacitor and inspected electrical connections. Found three of four thermostats set to 57° which is way too cold. Recommend never sitting thermostats lower than 68° In cooling mode. Set up thermostats so that they cannot be physically set colder than 68
